If we don't sell within the 3 months you are free to walk away no questions asked.
No Gazundering:
A term created by the estate agency industry. This is when an offer is made on your property, and then is considerably dropped at the last moment before completion due to some “issue or problem” that has arisen on either your side or the buyers side. This is especially prominent with Cash Buying Companies as this is essentially a part of their process by playing on your desperation and hoping you are desperate enough to take a lower offer. The initial offer they make to you was never their real offer in the first place.
No negotiation, either before or after the fall of the gavel:
The only negotiation that is done is the bids, when one person is outbid it is up to them to either increase their bid or lose the property they wanted. They do not have any negotiating power, the power is all with the auction and the seller. The winning bid is also contractually obliged to purchase the property, and for that price, so they cannot come back at a later date and try to negotiate the price as they will have signed and agreement to buy the property at the price attained at the fall of the gavel.
