Why to chose the auction method over cash buying.

Here we break down what cash buyers are really about, and how you can avoid it happening to you and your property

There are certain strategies in the property sector that are in the grey area, however they are standard practice for the industry and unfortunately there are no regulations to stop mind games being played against you with your home.  


One of these industries with questionable sales strategies is the cash buying market. Now, not all cash buying companies opt for this sales strategy, and there are some good eggs out there, but unfortunately they are few and far between. 


So what is this infamous strategy?

Well, when you call up a cash buyer to purchase your home or property, they will often firstly ask you why you are looking to sell, this is so they can assess your level of desperation and how far they are able to drop the price. In addition to this, the offer they make you in an offer they thing you will accept, but for them at least this is not their final offer. 


Once you have everything in place, have paid solicitors and have the process of the sale underway, 9 time out of 10 you will receive a message the day before completion is due, to say that “this issue” or “that issue” has been found with the property so the price has now dropped even further. At this point you have already booked the removal people, made arrangements to move, along with your initial reasons for wanting to sell for a lower price. All of this essentially forced your hand to accept an even lower offer as otherwise you will have wasted time money, and that house you are due to move into will be lost as they will look to proceed with offers from other individuals who came before and after you.


This is unfortunately well known within the property sales industries and although not all cash buyers do this, it is standard practice for most.
