Why do sales dip so much in winter? 

Oh no, that time of year is approaching again where the temperature dips and so do the sales.

Many will know that sun essentially dictates the life of a Brit. Give us a nice sunny day and we will lap up every possible ray of sunshine sent our way. The sun makes us feel brighter, happier and when we do get a good summer, it’s the best times of our lives. 


There is now scientific evidence that sunshine makes you happier. It causes an increase in Vitamin D along with serotonin, the chemical responsible for happiness.


This would explain why nice hot and sunny summers (as few and far between as they are) always correlate with higher numbers of property sales. Property pictures taken on sunny days get the highest attention. We are subconsciously drawn toward the sun. We can imagine ourselves in these properties on a nice sunny day, and regardless and how many poor summers we have to deal with, we constantly live in hope that next year will be better.


When it comes to winter, people are less positive, we live in a sense of stasis, just waiting for the weather to warm up, and we aren’t really thinking about sitting in the garden sun. Generally buying a house during the winter months is less exciting, more of a task and really people are all in all less enthusiastic. Their tick boxes are different than they would be in the summer, gardens are less important, and we are thinking more of the number of radiators in the house, and if the boiler is REALLY a brand new boiler or not.


There tends to be less family time in winter, the kids prefer to isolate and watch tv in their rooms, there is little outdoor fun and mood levels are much lower. Winter is like a kind of hibernation.


Miraculously though, a lot of breakups and divorces unfortunately happen over the Christmas period, leading to an increase of people looking for properties in January, and a new boost in property sales from February, which slowly increases again into spring.
