Process to sell property via auction

Our simple process to sell your property by online auction 


Our process to sell is simple and easy. We understand that some people may not have ever bought or sold property via auction, so we have put together this simple process to sell for you.


Our goal was to make the process to sell as easy and hassle free as possible for our sellers.

We realise that selling your house can be stressful, people can often be in difficult situations and hurdles and hiccups can appear out of nowhere.


Therefore, the below process was made with our clients in mind, to ensure ease and take the stress away from you as much as possible. 


To date we have sold 1000s of properties, done it at lot faster than estate agents (in 28 days or less), for free and with no buyer back outs. So, let’s get right to it.


The selling process


It can be summarised into 5 simple steps. In a nutshell:

And now in a bit more detail:


1.     Send us an enquiry


Give us a call or send us an enquiry. We will speak with you about your situation and property for sale, and determine suitability for auction. We discuss our process to sell, timescales and valuation for your property. We will guide you step by step though anything you need to know and answer any questions you may have.


2.     Dedicated point of contact appointed


We will then assign an auction manager to your case that will be with you from the very start, all the way to the end of the solicitor process and handing over of keys. This will be your dedicated point of contact, who you will be able to call and who will update and report back to you throughout the process.


We go on to agree a secret reserve price, which will be the bottom price you are happy to sell the property for. This is not known to any buyers or partner estate agents, only to you and us. We will get to work with taking photos, advertising and preparing for future viewings.


3.     Legal


You would then start the legal process (known as a Legal Pack) with a solicitor before property goes live on auction.


The legal conveyancing process works slightly differently in auction. Here, the seller starts the legal process prior to putting the property up for auction. This Legal Pack ensures buyers have all the information they need about a property before placing bids.


This prior legal work ensures, that on the fall of the hammer, the legal contracts are exchanged straight away and the rest of the legal process is completed in 28 days.


4.     Go live on auction


We then place your property on auction on our live bidding platform, online, offline and with our vast network of investors, landlords, 3,500 partner estate agents and 600 partner branches. Viewings take place, and you see the bids coming in, in real time, from your laptop or phone.


Our auction runs slightly differently to a traditional auction. We run an auction cycle for 28 days with an individual countdown attached to each property. There will not be an auction date, time or location for all, or a set of properties. Each property runs on an entirely different timescale, so please watch the clock.


We also want to make the auction as fair for everyone as possible. We realise that in a traditional auction or eBay listing, the most action happens in the last 10 minutes, and people can swoop in at the last few seconds and take a property off the market.


We don't see this as fair, and so we have a slightly different system. Whenever a bidder places a bid within the last 10 minutes of the auction, the countdown resets back to 10 minutes and starts counting down again. This occurs until the last bid comes in.


5.     Successful sale achieved


At the end of the 28 day auction cycle, your property sells for the highest bid above the reserve price and buyer pays the reservation fee and deposit straight away. As this is paid immediately, we have a very low buyer back out rate of under 1%, compared to over 30% with estate agents. This is because the buyer is then committed financially to the purchase.


All remaining paperwork and legal formalities are finalised by your solicitor and you hand over your keys on day 28.
