Whether you are thinking about selling your house via auction, or already selling your property with an estate agent, but looking at alternative options to get your house sold quickly, then you are in the right place. 

The traditional estate agent is becoming outdated now, with the demanding buyer clients that always want to negotiate the price down, to the long and winded solicitor processes that can take up to 6 months and beyond.


And when it all seems to be going right, hurdles have been overcome and it all seems to be going smoothly, the buyer just suddenly backs out of the transaction. It’s like a kick in the teeth.

This is one of the situations where, people turn to online auctions.


Below, we have outlined our simple process for how long it takes to get your property live on auction, so that you can make a quick transition and get your property sold quickly with us.  

Please note that this process is based on effective communication between you and us, and relies on the formalities to be conducted and communicated in a timely manner.


That being said, our timeline below is on the longer side, and it can take an even shorter amount of time to go live on auction. This will vary on a case by case basis. 


It can be summarised into these simple steps. In a nutshell:


Day 1 - Send us an enquiry

Day 1 - Dedicated point of contact appointed

Day 2 - 3 - Photos of property

Day 2 – 10 - Legal work

Day 10 – Live on auction


Total = 10 days


And now in a bit more depth:


Day 1 - Send us an enquiry


Give us a call on 0330 223 6118 or send us an enquiry. We will give you a call in the same day to learn about your house selling situation and gather property details from you. We will explain the whole process so that you are fully informed and confident to sell with us. We will also answer any questions you may have.


Day 1 - Dedicated point of contact appointed


Next, we will arrange for the auction manager to give you a call on the same day, to agree exact pricing strategies. Together, you will agree on a secret reserve price which will be the bottom price that you would be happy to sell the property for. This is not known to anyone but you and us. No prospective buyers or any partner estate agents will ever know this amount. Together, you will also agree on a lower starting bid, to have a starting point for the negotiations.


Remember - in the auction, the price starts lower, and bids come in and drive it up. This is different to a traditional estate agent route where you would put up an inflated price and expect prospective buyers to negotiate it down. You will also be sent an agreement for authorisation to sell the property.


Day 2 - 3 - Photos of property


We will allocate a local estate agent to come and take photographs of your property so we can market your property. We will also draft up a description and floorplan of your property. These will need to be approved by you. Yes, this is all completely free of charge. We are not like those agents that tell you its free and then slam you with hidden fees.


Day 2 – 10 - Legal work


You will need to instruct a solicitor to conduct the legal work for the property, known as a Legal Pack.


The legal conveyancing process works slightly differently in auction, to a usual process.  Here, the seller starts the legal process prior to putting the property up for auction. This Legal Pack ensures buyers have all the information they need about a property before placing bids.


This prior legal work ensures, that on the fall of the hammer, the legal contracts are exchanged straight away and the rest of the legal process is conducted in 28 days.


Day 10 – Live on auction


Once the legal work is brought up to the exchange of contracts stage and the photos, floorplans and descriptions are approved, the property then gets the green light to go live on auction. Woohoo!


Total days = 10
