How to sell your home before Christmas

We give your our top tips on how to get your property sold before the Christmas property market slump.

That time of year is fast approaching, and we all know that the last thing on our mind in December is buying or selling a property.


With the whole country running around buying presents, making Christmas arrangements and figuring out who is going to be having dinner where, we have enough on our plate.


Generally speaking, the Christmas period is a dead zone for selling properties, no one wants to buy anytime from November to the start of February. People are too preoccupied and realistically it’s the only time of rest for most workers. This includes landlords, property developers, and even banks slow down on their investment purchases.


So, the real question is, how can you sell you property in the next 3 months before the property market shut down. Here are our top tips for a quick property sale.


Analyse what competition you have

What else is out there on the market competing with your property. Do your own property search in your area and price range and see what other results come back, have a look and see what their property looks like, the offering and their amenities. Are there things that could be added to your advert to make it look more appealing to buyers? Is there something that you or your agent could have missed that could help boost the rate of viewings on your property?


Think about competitive pricing

Sure, there are similar properties in your area and therefore the most logical option would be to list for the same price right? No, actually. You should think about pricing your property more competitively. What would put you right at the top of someone’s list, well if your property is £10,000 less than the next guy, you’re in the lead with finding a buyer quickly. They will be thinking “yes, I can use that extra £10,000 on renovations”.


Be open to the idea of an open house and/or be more flexible with viewings

The more people you can get through the door before the Christmas period hit, the higher probability you have of selling your property. It is simple maths, but often people don’t realise that opening up time slot can mean more viewings. Give your agents keys for when you are at work. Get out of the house on the weekend and get more viewings in then. Consider throwing an open house (your agent can give you more details on this and if it is something they offer.) This way even people who may not be interested will show up for a free snack. They might just see something that they like and decide that this route is work looking into.


Check your pictures

Ah, believe it or not this is the biggest point. If your property doesn’t look right in the pictures, it simply will not sell. There is just too much to look at and your property is way easier to scroll past than you might think. It not enough to just have a tidy house. Put EVERYTHING into cupboards, don’t have any shampoo’s out on display ladies, and men, please ensure the office doesn’t have a load of stuff on the desk. You need to ensure everything is minimal, throw everything in cupboards until your photographers have been and do the same thing when you have viewings. Try not to have a million things out on the kitchen work surfaces, hide your drying racks and keep that view nice and clean. This way, people feel less like they are walking around someone’s actual home, and more like they are viewing a nice new property that they can imagine themselves in.


Refresh your listing

Please, don’t make changes to your listing about all the amazing things we have advised you today, and then leave it to sit on page 33. Ask your estate agent to delete and repost you’re listing on the sites. Usually, they will have a property quote, so deleting and reuploading should make no difference. This is specifically true for Rightmove, Zoopla, and On The Market.


Discover your USP

Think to yourself – why would someone buy my property and opposed to the property with the same amount of beds and baths down the road. Find your greatest competition and be brutal as to why someone would pick you over that, if you can’t find a good enough reason, maybe its time to revisit some of the steps above. (and please, your wallpaper does not count as a USP!)
