Aren’t auctions just for run down, dilapidated and repossessed properties?
People often think that auctions are just for selling run down and dilapidated properties, ones that rough around the edges, where there has been so much water damage inside that you would be sacred to enter for the fear of a bathtub landing on your head.
And whilst this may be true for traditional auctions, this is certainly not the case in modern online property auctions. Modern online auctions see all kinds of properties, from new builds and modern style flats, family homes, buy to lets, barn conversions, business premises and older style properties.
Contrary to popular belief, most properties are in great liveable conditions and are ready to move in, not requiring repairs or renovations. They are not run down, old or dilapidated. Your own preferred decoration is a personal choice, however, you will certainly not need a bulldozer in the property on day one. 90% of our properties are currently owner or renter occupied. This is made up of 70% owners and 20% renters.
Only 10% of our properties stand empty, and this is most commonly because it is a person’s second home or they have inherited the property after the death of a loved one.
We sometimes deal with repossession of properties by banks or financial institutions, however, in most of these circumstances, the owners are still living in the property until it is officially sold. Banks still see auctions as their preferred route, however, most of our sellers come to us in other ways.
There are a plethora of personal and commercial reasons why people are choosing to sell their properties, and the most common we hear are:
We often help people who are amidst divorce or separation, who have lived in the property and kept it in excellent condition, who are looking to sell their property fast and able to go their separate ways.
We also help people who have inherited properties from the death of loved ones, that want to sell the property as they don’t intend to live in it.
It is common for the properties we sell to have recently had: a new kitchen put in, boiler replacement or roof fixed, but then their circumstances changed quickly, and they decided to sell and move out.
Our properties listed from as little as £10,000 to the £4million, in all kinds of conditions, sizes and personalities. The smallest of which are: car park spaces, allotments, single rooms in a larger property, going all the way up to barn conversations, central London properties and estates. Check out our current live properties to see for yourself.
We always want the process to be as honest and transparent for both buyers and sellers, and ask the reasons and motivations for sale. We find that this helps us provide a bespoke and top quality service to all our clients, who always walk away happy.
Our recent successes:
Case study 1
We have recently sold a 2 bedroom house in Leicestershire in excellent ready-to-move in condition. An older couple was looking to move to a coastal town for their retirement years, and didn’t want numerous people viewing the property time and time again. With auctions, most experienced investors and landlords don’t view properties, as they are able to do their valuations based on experience and average costs. We are pleased to say the property was sold in the second auction round and the new owner already has new tenants in.
Case study 2
We are pleased to say that we sold a 4 bedroom detached house on behalf of a separated couple in Bournemouth, in 28 days. The separated couple was keen to sell the property quickly and start their own separate lives. We were able to secure 17 viewings and a total of 34 bids on the property, which sold over reserve price and for more than they were expecting.
Case study 3
We have helped a beneficiary of an inherited property in Manchester, sell it within 28 days of it going live. It was a hard and sensitive time for this seller as they were still going through the grieving process and just wanted the property sold quickly and everything dealt with. We took care of everything and generated interest in the property and were able to secure 19 bids on the property, driving up over the reserve price and in the first auction cycle.
