Secrets online estate agents don’t tell you

Find out shocking secrets you may not know about online estate agents and how they sneakily rack up costs when selling a property

You may know of a few well known online-only estate agents that want to sell you the dream of selling your property for FREE. They advertise themselves as providing you a Roles-Royce service and promise you unicorns and rainbows, just to get you on board.

You think you are onto an absolute winner here.

The problem is - unicorns don’t exist and rainbows only appear after it rains.

It is only until you actually go ahead to sell your property with these online estate agents, you find out it is not actually the best or cheapest option and the reality isn’t so dream and candy-like. It starts raining and you find nasty surprises and hidden fees along the way – and no one likes those.

Did you know that only 2% of estate agents openly mention their fees on their website?

These hidden fees can be:

·        £99 Registration fee

·        £200 Fees for your property to be listed on webpages such as Zoopla and Rightmove

·        Fees for viewings (£30 per viewing)

·        £100 Fees for a “for sale” sign outside your home

·        £250 Fees for an agent to take photos of your house

·        £500 Non-refundable fees for withdrawals by buyer or seller

Hold on, aren’t these supposed to be included in a normal house sale? These fees are back office fees, that you would think are usually covered by the estate agents as part of their service.

These fees can rack up pretty quickly and can end up quite high. Your free house sale isn’t looking so free after all.

Here at Smart Auction UK, we do things differently. When selling a property with us, the buyer pays all the fees associated with the sale, and the seller doesn’t pay a single pound. As part of our service, we make sure that your property is widely advertised online, with estate agents we partner with, and share the details with our extensive network of buyers. We will be there to oversee the process from start to finish and provide updates and advice on:

·        How set reserve prices you are happy with;

·        How to handle offers that come in, with no pressure at all to accept;

·        How to handle exiting your current estate agent contract;

·        How the legal process works for auction properties;

·        Any other property related matters.

The only fees that you as the seller will be paying, are your own legal conveyancing fees. We can recommend conveyancers to you under £1,000. We do not receive any commission from the conveyancers.

If you are curious about how to actually sell your property for free, via modern online auction with us - reach out to us today for an informal discussion - and maybe we can let you know a few other secrets about online estate agents that are aren’t able to openly share on here…
