Processes for Property for Sale vs. Property for Auction

Have you ever wondered what the process looks like for selling a property via auction? How does it compere to a standard sale of a property?

As this is our most asked question when speaking with buyers and sellers, we figured out that many other people will also be interested to know the difference. Please see the outline of the property for sale process vs property for auction (that we most commonly find our clients to go through*).

Property for Sale

A standard property sale would involve:

1.     Searching for an estate agent

2.     Signing up to their onerous terms and conditions

3.     Waiting for them to twiddle their thumbs

4.     Do a viewing or 2

5.     When no offers come in, they advise you to lower your price

6.     You get disheartened about selling your home

7.     Reluctantly agree to price reduction

8.     Receive offer way below asking price

9.     Have second thoughts about selling your property and start thinking the whole world is against you and go down a rabbit hole

10. Agree to the reduced offer

11. Have the offer knocked down lower when survey report comes in from solicitors

12. Buyer backs out 3 weeks before completion

13. You get disheartened and depressed and feel like you’re in a never-ending despair cycle

*Disclaimer – please note that the property for sale process is often much much worse and the above auction selling process most commonly works out smoother than a baby’s bottom.
