Landlords Given New Powers to Evict in 2023

What a year 2023 has been so far! With a rise in anti-social tenants to the point the government has taken action to help protect landlords and their investments. So, lets recap how the law changed in 2023 to the joy of Landlords around the country.


Firstly through, Section 21 “no fault” evictions would be banned, meaning tenancies can only come to an end when the tenant decides, unless you have grounds for possession, or the lease ends. It also means only one rent review is allowed per year, restricting multiple annual rent review clauses. This however brings about new powers for landlords to act upon if their tenants are acting out.


Landlords will be granted the power to quickly evict anti-social tenants who are causing disruptions to housemates, the community or the property itself. Landlords issue a notice of eviction and apply straight to court for the power to evict with good reason. The notice period also reduces from a previous 6 months, to just 2 months, so they can get their properties back faster, along with fast-tracked hearings for anti-social behaviour evictions.


Although this Renters Reform Bill is widely praised, you still need a solid tenancy agreement in place to be able to act on.
