How we make auction easily accessible.

We are opening the world of auction up to everyone, making it more reliable and more accessible for all.

Years ago, there were only two ways to sell your property. You either sold it on the open market with an estate agent - a highly trained individual with boundless knowledge of their local market, buyers and prices - or you sold your property through an auction where it would be set at a date several months in the future, carry out tedious viewings and paperwork inspections and still not know if your property would be sold or even for the right price.

How property sales have changed
. Unfortunately not always for the better. With most estate agents now relying on general data to value your property, a widened field of coverage means they cannot have pinpointed expertise and the rigorous ways they try to win your business, by overvaluing and underdelivering and then recommending a price reduction after your first month or two.

Where estate agencies have changed to adapt to more modern times in a sense, traditional property auctions have not. Buyers still gather in a room and place a bid on a property that has been sitting in a catalogue for months, not knowing if they will even win the property due to reserve prices, and having to travel from far and wide to attend. This counter-intuitive approach means there is more stress for both sellers and buyers, and vendors are often left wondering if they could have got a better price if more people were in attendance, or if the auction carried on for longer.

Well, with Smart Auction UK’s
modern auction method, we combine the best of both worlds and incorporate modern technology to make selling you property easy, accessible globally, and more secure.

Realistically, with today’s technology, there is no need for investors to travel so far to attend an auction. There is also no need for auctions to be held once every 3 months. These time scales are too long and most sellers entering into an auction are looking for a quick sale.

So, how do we do things differently? Our auction runs slightly differently from a traditional auction. We run an auction cycle for
28 days with an individual countdown attached to each property. There will not be an auction date or location for all or a set of properties. Each property runs on an entirely different timescale, and bid are all done online. Buyers can bid 24/7 during the 28 day period, from anywhere in the world, and we also allocate an estate agent whom we pay for, to conduct all the viewings, floorplans, pictures and marketing. We market through all possible channels, so not only on our own website, but through Zoopla, Rightmove, Onthemarket and throughout 3500 independent partners and over 600 partner estate agent branches. In addition, contracts are exchanged immediately ad buyers must also pay a deposit.

We have by far the largest reach and exposure of any property auction company in the UK, and we do this by working in unison with agents all across the country, instead of working against them. Sharing our income and acting in the best interests of everyone involved.

As you may have also read on our previous blogs, we are a
completely free service to sellers, as our buyers pay us a finders fee.
