How can we be free of charge to sellers?

Lets discuss how Smart Auction UK can really be free to sellers and why we can offer it.

If we had one question that would be asked by our customers most frequently, it would be “How can you seriously be free?” “What’s the catch?” or “So, what do we really have to pay?” 


As many of our readers will know, nothing comes for free in life, and often its too good to be true. 


But here is the thing, as a seller our service is
free of charge, we only charge the bidder that buys your property a finders fee. And this fee covers all of the services you get through us! 


And what are those services you may ask?

  • The running and placing of your property in our auction
  • The cost of the estate agent we assign to deal with your property marketing, pictures, floorplans and conducting all the viewings (yes, we pay them! You don't!)
  • The finding of a buyer through all of our portals, along with Rightmove, Zoopla, On the market, local marketing and property sourcers (we work with 3600 individuals all around the globe that we incentivise to push their buyers our way)


Investors know this. Meaning they know we attract all manner of sellers, and all manner of properties including, land, residential, commercial and investment opportunities. This works better for buyers as they have more properties to choose from, can be more flexible bidding 24/7 from anywhere in the world, and they know its the quickest and easiest way to complete.


The only terms to our free service is 3 months commitment to sell with us. As we talked about in our last blog, most properties sell in months one to two, but we ask for 3 months so we know that we have done everything that we could to push the property out there, and to give it ample time to accumulate interest on the market. We also ask for you to keep your reserve price consistent, fluctuating can mean that previous bidders could miss out on the opportunity in the following month. However, your reserve price is kept secret and is not shared publicly or with any of our partners. 


What if your property doesn’t sell within the 3 months? 

After month 3, you are free to leave the agreement. You can also opt to stay on the auction for as long as you want. Either way, we won't charge you. 


We also offer a No Sale No Fee auction solicitor, from £995-£1495+VAT, this covers not only your legal pack at the start but also the whole completion process, exchange of contract and procurement of the proceeds of the sale. Many of our sellers opt for this as finding a solicitor who can act within the auction time scales on a no-sale no-fee basis, especially after doing the legal pack at the start, is near impossible. Due to our ever-growing network and the opportunities we offer to other firms, we are able to offer to refer to such services. 


What about if I find my own buyer? 

Another frequent concern. Something that is easily answered. If you find your own buyer, advise them to make a bid. This is a win-win for you as the seller, as they will either win the property, or be outbid by another buyer, meaning you could make more money. It also means that they will be required to exchange contracts immediately, meaning no worrying about them backing out.
