Doesn’t all bidding happen in the last 10 minutes of the auction?

Learn how our modern online auction works fairly, and in your favour to secure you the most money possible when selling your house with us.


When you imagine an auction, you may think of platforms like eBay where the bids are set to £0.01, and when it comes to the last few minutes, the bids start piling in like crazy. This makes people stressed and on their toes, and often leaves sellers disheartened, as they felt if there was more time, they would have received more bids for their item.


We don’t think this is fair and therefore we do things a little differently at Smart Auction UK. Our usual auction cycle runs for 28 days, for each property independently, and you can see a count down on each page. As soon as your property is live, the clock starts counting down the days, hours and minutes – all which you can track live on your computer or phone.


Then when we are in the last 10 minutes of the auction (the busiest time), and a buyer places a new bid, the countdown resets back to 10 minutes. So, for example, if there was 4 minutes and 32 seconds left on the timer, and someone places a bid, the clock would reset to 10 minutes and start counting down again.


We do it this way to avoid the unfairness of someone snapping up the property in the last few seconds, when other potential buyers would have bid and paid a lot more for the property if they had more time.


We realise that some people may really want a specific property, due to its location, size, character or business plans, and are prepared to bid on it, therefore, this allows them to get their hat in the ring fairly.


This is beneficial to the seller, as there is sufficient time for bidders to consider their standing and what they are prepared to pay for the property, and bid accordingly, until they reach a top bid. The seller can see the bids going up from their laptop or phone, and as is commonly known in auction, the sky is the limit.
