A-Level Results Day and the property industry

Want to be an Estate Agent, here is a small insight into what that means.

As most parents will know, tomorrow is A-level results day. This can be daunting for children and parents alike, with some hoping to get into their favourite chosen university, and some with job offers hanging in the balance. 


Many years ago, having a qualification in estate agency, marketing, property surveying, or other related fields was a requirement in order to get a job in estate agency. You really had to understand what a 2 up 2 down was worth before you were allowed to even sit at the desk. These days qualifications aren’t required. Anyone with a knack to be able to flog properties is able to join an estate agent firm. They are taught to value properties based on their bosses. This often leads to properties being valued more than they are worth, in the hope of winning the business of the seller, just to pressure them into dropping the price at a later date.


Due to this, property valuation are now like recipes, with how the agents come up with their figures varying from business to business. Its little wonder the property market is affected by such conflicting valuations. With home owner adamant they have the right valuation, but buyers valuing properties at much less. This difference in price can be a real issue when it comes to selling because of mortgage approval rates. When you are looking to borrow money on a property, the mortgage company will – obviously – hire the services of a qualified valuer. This valuer will then come out an attain the value of the property. If the bank values the property at £100,000, and they are willing to lend 95% Loan To Value, so £95,000, but the seller wants £120,000, then the gap is too great. What was expected to be a £5,000 gap is now £125,000 gap.


This is the issue with today’s current climate, and it is effecting everyone and buyers and sellers are getting further and further apart.
